Can I get builders quotes with your plans?
Yes, as you own the copyright licence to your design you can get pricing from multiple builders. Most building companies will be able to provide a fixed price quote based on your design with their standard construction details and specifications.
Can I modify a plan?
Yes, all of our house plans come with a dwg CAD file. This is a format that almost all CAD drafters can modify. Some builders have drafters they work with who can modify your plans or you can engage a local draftsperson yourself.
Even if you want to make major changes to a design, starting with a CAD file as a template can save your draftsperson a lot of time, saving you money.
Are your plans suitable for council approvals and construction?
Our plans are design plans only and are not completed working drawings which will be needed for building approval and construction. Most builders will be able to provide your working drawings using the included DWG (CAD) file as a template.
What other documents or drawings will I need?
While the requirements for a building permit vary, you will generally need to have an energy rating and completed working drawings with structural details certified by an engineer.
What if my builder doesn’t provide working drawings?
If you’re builder doesn’t provide working drawings themselves you can engage a local draftsperson to produce your working drawings using your DWG CAD file as a template. Some drafters will arrange any other documents needed such as an energy rating and submit your project for council approvals.
What type of construction are the plans designed for?
Most of my house plans are drawn with 90mm internal and external walls. This suits steel framed or timber framed construction however your builder or local draftsperson should be able to easily adjust this to suite other types of construction.
Can I view the scaled plans before purchasing?
No, only the design brochures are available for viewing prior to purchasing. You can click on the design brochure to open up a larger view which allows you to zoom in to read information on the design. All design brochures have overall dimensions, room sizes and house areas shown.
It is a breach of copyright to use our design brochures for planning, quoting or construction purposes. Before asking a builder to quote on one of our designs you must purchase the plans with copyright licence.
Most builders will require the scaled floor plans, elevations and CAD file before they can provide a price to build your new home.
How long will it take to get my plans?
My standard house plans are delivered by email within 1 – 5 business days. Modified plans and custom plans depend on my workload but are typically delivered within 3 – 10 business days. When you request a quote I’ll let you know an estimated time frame.
